Alligator Creek Access to PGI looks promising. What started out as a meeting of a few interested people at the end of 2013, has become a full-fledged project with a very focused plan and purpose. The Punta Gorda Boaters Alliance, through its Alligator Creek Access committee, is making some serious progress in reaching its goal of having a cut-through developed to Alligator Creek. This cut-through will provide tremendous benefits to property owners in “The Bird Section” and southern areas of Punta Gorda Isles. For years, the Bird Section of Punta Gorda Isles has been a highly desired section due to its sailboat waterfront property and younger age homes. However, there has always been a major drawback to living in this area of Punta Gorda, FL. The time to open water in this section is an eternity! Anywhere from 35 minutes to over an hour to be exact. When you want to jump in the boat and enjoy everything that the Southwest Florida lifestyle has to offer, you don’t want to feel like you always spend most of your boating time at no wake speeds in the canals.
The Alligator Creek Access committee held a rally at the Isles Yacht Club on March 3rd. This rally was a huge success with over 400 people in attendance. Hans Wilson of Hans Wilson Associates, the engineering firm hired by the committee to develop its feasibility study, directed a 22 slide presentation providing the results and conclusions of that study. Basically, other than the usual permitting issues with the Army Corps of Engineers, everything looks good for the Alligator Creek cut-through. From a boater’s perspective, access to the open waters of Charlotte Harbor will be drastically reduced which in turn should serve to increase property values in this area. From an environmental perspective, this will add another point of entry for aquatic species into the protected canal system of PGI.
All in all, what started as an idea among a few people, looks to be gaining ground and it becoming a reality is actually quite promising. The City Council of Punta Gorda is on board with the idea as long as the majority of the community approves of it. The fact that approximately $10,000 was donated by the community for the feasibility study along with a turnout of over 400 people at the meeting shows a great deal of Punta Gorda’s citizens support the cut-through. Beautiful Day for a Tour of Waterfront Homes For Sale in Punta Gorda Isles
February 18, 2015: Today was a beautiful day for a tour of waterfront homes for sale in Punta Gorda Isles, an exclusive waterfront community in Punta Gorda, Florida. So, that is exactly what I did. As a specialist in Punta Gorda Isles, also known as PGI, I make it a point to attend every broker open house tour that my schedule allows. The weather here in Punta Gorda was absolutely gorgeous today with sunny skies and a breezy temperature of 63 degrees. In other words, it was way too nice to be sitting in my Keller Williams Realty Peace River Partners office. So, I jumped in the car and headed out on tour.
My first stop was 815 Pamela Dr. Punta Gorda, FL 33950. This is quite a unique house when it comes to waterfront homes for sale in Punta Gorda Isles. The mutual consensus from the agents I spoke to at the house was that this is definitely a party house. It is a very large house, especially for being built in 1976, at 3,606sf. under air conditioning. It sits on two waterfront lots and has a gorgeous view of intersecting canals with a quick 10 minute ride to the open waters of Charlotte Harbor. This home has 4 bedrooms, 5 bathrooms and an over-sized garage. The pool and patio area is spectacular. The pool is rectangular and measures 15′ x 30′ with a huge spill over hot tub that measures 9′ x 13′. Would you like to have a pool party to enjoy the Florida sunshine and spectacular waterfront views? This house has that covered with a resort style dual level patio complete with wetbar, sauna, steam room, men’s and women’s commercial style restroom/changing rooms, and lounge seating. The living room has been converted to an entertainment lounge with a drybar, leather cocktail seating, a pool table, and wall mounted TV with surround sound. The kitchen has been updated with granite counters and stainless steel appliances, but the majority of the house needs to be updated. At a current list price of $549,900, it is a little on the steep side for the amount of updating that most buyers are looking for in a home at that price point. However, this house has a gorgeous waterfront view, one-of-a-kind pool and patio area, and lots of living space. It will take just the right buyer to come along for this house to sell, but it has a tremendous amount of potential.
My second stop on the tour brought me to 3318 Brentwood Ct. Punta Gorda, FL 33950. This house has that open great room concept that most buyers are looking for in a home in Punta Gorda Isles. It is a nice open plan with the master suite on one side and the guest bedrooms and bath on the other, but there are some peculiarities to this one that could be drawback for some buyers. The most notable of these is a strange kidney shaped in-ground spa on the screened paver patio. Most buyers, and agents for that matter, would expect to find a pool and spill-over spa at this price, but if you’re looking to cool off on a hot summer day, you won’t be able to here. Well, I suppose you could just leave the heat off and dive… no, jump… no, step right in! It literally looks like someone put the Alice in Wonderland potion in a beautiful pool and it just shrunk right up. On the bright side, however, this does leave one to enjoy a large amount of beautiful paver patio space. So, if you’re looking to soak in the Southwest Florida sun or enjoy a waterfront view during cocktail hour, rather than cooling off with a dip in a pool, then this could be the one for you! All-in-all, it’s still a pretty good house with beautiful lush landscaping, tile floors and neutral colors throughout, a tranquil canal view, and a nice island kitchen, although there is an obvious absence of stainless steel appliances here. I think with proper repositioning in the market, this is a great waterfront home!
The third leg of my tour led me to 2420 Deborah Dr. Punta Gorda, FL 33950. This home, quite frankly, had me puzzled. The first, most obviously puzzling aspect of this home is the price at well over a million dollars. As an experienced agent with 12 years of experience listing and selling waterfront homes in Punta Gorda Isles, I expect that when I walk through the front door of a $1,000,000 plus home I would be mesmerized at the expansive water views from a large open floor plan. Nope, not here! When I walk through the door here, I am greeted with an expansive wall view! I can go left… I can go right… but I can’t go straight through to the water, nor can I catch a glimpse of it from here. This is one of my biggest pet peeves in house design, especially for a waterfront home… especially for a $1,000,000 waterfront home. What makes this really troubling with this particular house is that it has a spectacular… no, scratch that… magnificent… no, that doesn’t do it justice either. Hmmmm, absolutely, tremendously breathtaking and awe-inspiring view. Yeah, that’s it! I would love to post a photo of this absolutely, tremendously breathtaking and awe-inspiring view for you, but I can’t. You see, we, we being professionally state licensed and members of the National Association of Realtors, were not allowed to access the back of this house. It’s quite a shame too, because the only thing that will sell this house is the rear exterior with that view. In my ability to peer through the windows of several rooms to try to take in the view, I discovered another huge drawback to this million dollar plus waterfront home… no pool! Now, there was a conceptual drawing provided for us to view should a buyer want to add a pool, however at this price, there should be nothing to add. That being said, there are many wonderful qualities to this home that will appeal to the right buyer. Most notably, especially for waterfront homes in Punta Gorda Isles, is the presence of a 4 car garage. Well, actually it’s a 2 car garage on one side and a 2 car garage on the other side. The other notable quality is two master suites laid out in the same manner. In fact, the whole house looks and feels like a mirror image with a large, open, eat-in kitchen as the central axis. All things considered, this home is a gorgeous home on a lushly landscaped double lot with exceptional grounds and private courtyard all culminating to a view that is to die for… but not spend a million bucks for!
Finally, my tour brought me to 1356 Pine Siskin Dr. Punta Gorda, FL 33950. I definitely saved the best for last with this one. This home, and I do mean home… like you want to grab your toothbrush and move right in home… has everything that the vast majority of buyers are looking for in a waterfront home for sale in Punta Gorda Isles. As you walk up the brick paver circular drive, you first notice the tell-tale double doors of a 3 car garage. A large gazebo style front entry draws you through the double doors and into a foyer with an immediate view of the sailboat saltwater canal. A large open great room with zero-corner sliders, tile floors and volume ceilings anxiously awaits your relaxation after a hard day’s work… or a serious round of golf! If you like to cook or just spend a lot of time in the kitchen eating someone else’s cooking, then you will love this large island concept kitchen. Warm solid wood cabinets with granite counter tops, stainless steel appliances including double wall oven, breakfast bar, and adjacent breakfast nook with sliders to the pool complete this dream kitchen. Let’s face it! If you’re buying a waterfront home in Punta Gorda, then you’re doing so to enjoy the Southwest Florida weather and lifestyle. You will want to do that from this spectacular patio area! The paver patio has a large pool and spill-over spa, wet bar with granite counter, and covered patio area to take in the wide canal view. The master suite shares in taking in this view with its own zero-corner sliding glass doors. This house has been meticulously maintained and needs absolutely nothing to strike a chord with most buyers. In fact, everything right down to the hurricane protection is included with this one! The only mark I can really find against this one is that it is in what’s known as “The Bird Section” of Punta Gorda Isles and boat times from here to open water in Charlotte Harbor are approximately 45 minutes. However, if you’re looking for a nearly new waterfront home on a sailboat canal in Punta Gorda Isles, then this is the one you want! This was truly the highlight of the tour today and most likely won’t be around long.
It really was a beautiful day for touring some of the homes that the Punta Gorda real estate market has to offer. All of these homes have great qualities for the right buyer. The amount of buyers though will be limited for some of them.
